Where is Belle Farm?

Belle Farm is a 44-acre neighborhood located on Parmenter Street in Middleton, Wisconsin. Nestled along Graber Pond, the community preserves 50% open space and is just 5 minutes from downtown Middleton and 20 minutes from UW-Madison and the State Capitol. View Map.

Does Belle Farm offer move-in ready homes for sale?

Yes! In addition to buildable lots, our first move-in ready homes will be available starting July 1, 2025. See our homes coming soon.

What is the timeline if I want to build a home at Belle Farm? 

We are accepting Offers to Purchase on Phase 1 lots. Home construction must begin within 9 months of lot closing. Brio Design Homes, our primary builder, is now scheduling 2025 construction starts, with an estimated build time of 8 months.

What types of lots are available?

Belle Farm offers two lot types:

  • Predesigned Home Lots: These include Chicago Row Homes, Cottages, Nest Homes, and Cabins. Each lot has a specific home design with estimated construction pricing by Brio Design Homes. You may also use your own builder—contact us for more info.

  • Custom Home Lots (Lots 36–43): Design your own home within Belle Farm’s Design Guidelines. You may work with Brio or if you would like to use your own architect/builder, please contact Estella at 608-692-9717 or fill out our contact form.

What are the lot prices and estimated home costs?

  • Lot Prices: $200,000–$370,000. See our available lots.

  • Lot Transfer Fee: $1,500 to be paid by the buyer at close. The ownership transfer fee applies to initial buyer and any subsequent buyer. 

  • Construction Timeline: Must begin within 9 months of lot closing

  • Estimated All-In Home Costs: $735,000–$2,000,000, depending on lot type, home design, and finish selections. ‘All in’ includes the lot price and features such as solar, geothermal heating/cooling, EV ready wiring, metal roof, solid wood floors, landscape design/installation, and many with a finished Guest House (also known as ADU – accessory dwelling unit) which provides separately accessed living quarters for extended family, guests or work from home scenarios.

 

Coming in 2026, we hope to offer condominiums starting at $375,000.

Is there an offer of compensation for realtors on the lot sales?

Yes! There is a 3% offer of compensation on the lot purchase price to licensed real estate agents.

How can I determine how much my specific home will cost?

For the Predesigned Homes Lots, we have notated the estimated ‘all-in’ price range that will give you a general idea of the total cost for the lot plus the cost of construction. This estimated pricing was provided by our primary builder, Brio Design Homes. Upon closing of the lot, you have nine months to start construction on your home. During that time, our builder Brio Design Homes (or your own builder) will work with you to determine the final cost of constructing your specific home based on home size selected (some of our predesigned homes have one or two story options) and your material selections.

What do the homes look like? How can I see the floor plan?

Our Custom Home Lots (Lots 36 – 43) allow you to bring your own design as long as you work within our Design Guidelines.

 

For our Predesigned Home Lots (Lots 4-22, 24-25, 28-31, 35 which include Chicago Row Houses (3), Cottages (5), Nest Homes (7), Cabins (11), we have many of the designs available, with more coming soon. Contact us for specific floor plans and descriptions of each housing type. 

How do I secure the lot I want?

Each home type has a limited number of lots available. To secure the lot you love, submit an Offer to Purchase on that lot. Estella Moschkau, with Sprinkman Real Estate, is available to answer your questions and assist you with submitting an Offer to Purchase. See our process.

Who is your builder?

Our primary builder is Brio Design Homes. Learn more about the Belle Farm and Brio Design Homes build process here. Buyers who want to use their own builder should contact us.

Can I build a guest house? Does my lot allow for one?

One of the joys of Belle Farm is that Single Family lots were zoned to allow for a guest house (also known as ADU – Accessory Dwelling Unit, granny flat or an apartment over a garage). Most of the single family lots in Phase 1, except Cabins and a few Nest Homes, allow the owner to design and construct a guest house. On most lots, this will take the form of an apartment space over the garage. These units provide opportunities for work from home scenarios, guest rooms or a separate living space for family, friends or rental.

What is Belle Farm’s school district?

Belle Farm is in the Middleton-Cross Plains Area School District:

  • Elementary: Northside

  • Middle: Kromrey

  • High: Middleton

Are there amenities planned for Phase 1?

Phase 1 planned amenities are: yoga studio, gym, fitness studio, lap pool, cabana, sauna, courtyard, lounge, library work space, meditation room and restaurant (these are designed to reside in a future building called The Rose) and a coffee shop (in a future building called Bluebird). As part of the monthly HOA fee, Belle Farm residents will receive household memberships to these amenity spaces.

 

Although designed with immense care and planned for Phase 1, the timing of the above amenities depends on when The Rose and Bluebird are developed. Homeowners will receive a credit on their monthly HOA fees until the amenities have been constructed.

Is there an HOA? What are the fees?

There is a Homeowner’s Association. HOA fees will be approximately $250/month (these fees begin upon occupancy permit) and include yard/snow maintenance, home internet and a household membership to Belle Farm’s health and wellness amenities. Homeowner will receive a monthly membership credit of $130/month until the amenity spaces are constructed.

How does yard maintenance work?

  • Yards are planted with deep-rooted plants and flowers versus traditional grass lawns. Nationally renowned horticulturalist, Jeff Epping, has designed the Belle Farm plant list and mixes.
  • The landscape installation and first year of maintenance are included in your construction budget.

  •  The first year requires a bit more TLC to get the plants established. After year one, the HOA handles ongoing care as part of your monthly dues.

How will private streets/alleys be maintained?

Private streets/alleys (in Phase 1 this means Another Way, California Love Trail and Morning Poem Place) will be maintained by the HOA and included in the HOA budget.

 

For snow removal, HOA’s snow removal contractor will clear private streets, alleys, sidewalks, personal driveways and walkways.
