Our Process

We are here to guide you through every step.

 

There are two paths you can take to build a home at Belle Farm. You can choose from: 1) Predesigned Lots − these are lots that come with predesigned home plans. 2) Custom Lots − these lots allow you to design a home from the ground up.

 

The process for each is outlined below.

PREDESIGNED LOTS

Lots 4-22, 24-35, 44-51

Chicago Row Homes, Cottages, Nests, Shotguns, London Mews

FIRST

Review our Design Guidelines.

SECOND

Choose a lot with a corresponding home design that you love. We will walk you through the floor plans and help you find the right lot and home design. Contact us to see floor plans.

THIRD

Secure the lot by writing an Offer to Purchase. We can assist you with this.

FOURTH

Take 30 days to work with our builder, Brio Design Homes, to assess the floor plan, flesh out interior choices, and determine estimated construction costs. This ‘design contingency’ in the Offer to Purchase must be removed after 30 days. If you are working with an outside builder, there may be options for you − Contact us.

 

(Some of our lots do not yet have the designs available. For any Predesigned Lot that we do not yet have home designs for, designs will be provided for review within 30 days of accepted Offer to Purchase—you will then have an additional 30 days to assess the design with our builder.)

FIFTH

If desired, you can modify the interior layouts of Predesigned Homes. However the intent is for the exterior to follow the schematic design. Any requested changes to the exterior must comply with Belle Farm’s Design Guidelines and needs to be reviewed and approved by the Design Review Board — such review of requested changes will be at a rate of $150/hour.

SIXTH

If you decide to proceed after your 30 day review period, closing on the lot will happen upon city of Middleton sign off of Belle Farm Phase 1 infrastructure (anticipated summer of 2024) and seller’s recording of the Phase 1 Final Plat and Covenants.

SEVENTH

After close, your builder will be able to pull a building permit and start construction of your beautiful new Belle Farm home. Construction must begin within 9 months of closing on the lot.

CUSTOM LOTS

Lots 36 – 43

FIRST

Review our DESIGN GUIDELINES.

THIRD

Secure the lot by writing an Offer to Purchase. We can assist you with this.

FOURTH

Take 60 days to determine whether the lot meets the needs for your custom home design and price points as well as the approval our Design Review Board. Our builder, Brio Design Homes, will help you with this process or choose your own builder and architect. (Outside builders/architects must be approved by the Belle Farm Design Review Board.)

FIFTH

If you decide to proceed after 60 days, closing on the lot will happen upon City of Middleton sign off of Belle Farm Infrastructure (anticipated summer of 2024) and seller’s recording of the Phase 1 Final Plat and Covenants.

SIXTH

After close, your builder will be able to pull a building permit and start construction of your beautiful new Belle Farm home. Construction must begin within 9 months of closing on the lot.
